Distressed Commercial Real Estate Debt (“DCRED”) was formed by the principals of Corcoran/Maddox Companies, a twenty-six year old real estate investment group specializing in acquiring distressed real estate assets. Our company serves both lenders and investors in the efficient transfer of debt secured by commercial real estate from sellers to buyers. As industry veterans for over a quarter century, we successfully negotiate with banks and distressed sellers to purchase properties for renovation, repositioning or liquidation.

Today there are significant opportunities to purchase at a discount loans secured by real estate that will provide a generous return on investment as loans are repaid, restructured or foreclosed. We have connections to regional, national and international lenders that have secured loans. Sometimes we purchase assets using our own funds in combination with those of our long term investment partners. However, there are many opportunities that do not fit our investment model because of size or geographic location; some of these loans may interest you.

DCRED is not an auction site but rather a fee-based facilitator for transferring distressed real estate loans from the lender to the investor. Loans range in size from US$10,000,000 to US$50,000,000. Generally these are whole loans secured by office buildings, shopping centers or industrial properties located in major markets in the United States, Canada and Europe.
